The Ground Under Your House Breathes Moisture

Bare dirt is not solid. It is full of tiny air pockets, and moisture moves up through them constantly — especially in Baltimore, where clay soil holds water like a sponge. That moisture rises off the dirt floor as vapor, day and night, and soaks into everything above it: the joists, the subfloor, the insulation. A vapor barrier stops it at the source.

A vapor barrier is a heavy sheet laid over the dirt floor of your crawl space. It blocks ground moisture from rising into the air. Not All Barriers Are Equal

The thin clear plastic from the hardware store is about 6 mil thick — roughly as thick as a heavy trash bag. It tears on rocks, punctures underfoot, and degrades in a few years. We do not install it.

We install reinforced liners, typically 20 mil — more than three times thicker, with a woven core that resists tears and punctures. You can crawl on it, store things on it, and it holds up. The seams overlap wide and get sealed with tape made for the job. The liner runs up the foundation walls and gets fastened, so moisture cannot sneak in at the edges. Around piers and posts, we cut and seal tight.

The difference matters. A cheap barrier that tears in year two is money thrown away. A heavy reinforced liner lasts for decades. When we are under your house, we do it once and do it right.

When a Vapor Barrier Is Enough

A vapor barrier alone is the right call when ground moisture is your main problem and the rest of the space is in decent shape. Signs this fits: the dirt floor is damp, humidity runs high, but there is no standing water, the vents are manageable, and the wood is sound. In that case, a heavy barrier plus sealed vents and maybe a dehumidifier solves it — without the cost of a full encapsulation.

When It Is Not Enough

We will tell you straight when a barrier alone will not cut it. If water runs across the floor during rain, you need drainage first — a barrier over standing water just traps it. If the vents are wide open and summer humidity pours in, you need vent sealing and a dehumidifier. If there is mold, we remediate before covering anything up. A barrier is a ground-moisture solution. It is not a water-intrusion solution or an air-sealing solution. Knowing the difference is the whole job.

Barrier vs. Full Encapsulation

Think of it as good, better, best. A vapor barrier on the ground is good — it stops the biggest moisture source. Adding sealed vents and a dehumidifier is better — now you control the air too.
