Why Nobody Can Quote You Over the Phone

Any company that gives you a price without going under your house is guessing. Crawl space jobs vary enormously — a small dry ranch and a large wet colonial can differ by multiples, and the difference is all in the details we find during the inspection. Here is what actually drives the cost, so you can read your estimate like an informed buyer.

The Size of the Space

Square footage is the biggest single factor. More ground to cover means more liner, more labor, and a bigger dehumidifier. A 800-square-foot ranch and a 2,000-square-foot colonial are simply different jobs. Height matters too — very low spaces take longer because everything is harder to do on your belly.

How Much Water It Takes On

A dry space that needs sealing is one job. A space that floods needs drainage and a sump pump before anything else — real additional work with real additional cost. This is why the inspection matters: water intrusion found early is planned for; water discovered mid-job is a change order.

The Condition of the Wood

Sound joists need nothing. Rotted joists need sistering or replacement. The probe test during our inspection tells us which you have, and the estimate itemizes any structural work separately so you can see exactly what it adds.

Mold

Light surface mold adds a remediation step. Heavy, widespread growth adds more. Either way, it must be handled before sealing — and it is always cheaper than the structural damage mold-plus-moisture causes over time.

What Is Already There

A working sump pump, a decent existing barrier, or sound insulation all reduce the scope. We credit what works and only quote what does not. Ripping out good equipment to sell you new equipment is not how we operate.

How to Compare Estimates

Get everything itemized. A lump-sum quote hides what you are buying; an itemized estimate lets you compare liner thickness, dehumidifier size, drainage scope, and structural work line by line. Ask every bidder the same questions: What mil liner? What size dehumidifier? Is drainage included? What happens if you find rot? The cheapest quote that skips the hard parts is the most expensive job you will ever buy.

Frequently Asked Questions

Why do online prices vary so much?

Because the jobs vary so much. Anyone publishing a single number is averaging across situations that have little in common. Your inspection gives you your number, not an average.

Is the cheapest quote ever the right choice?

Rarely in this trade. The cheapest quote usually means thinner liner, smaller dehumidifier, skipped drainage, or no structural work. Compare itemized scopes, not bottom lines.

Can I phase the work to manage cost?

Yes. We rank fixes by priority — water control first, then drying, then finishing — and you can phase them. The inspection lays out the order.
