Mold grows where three things meet: moisture, organic food, and time. What Mold Does Under Your House

Mold digests wood. Slowly, but relentlessly. Surface mold on a joist is mostly a cosmetic and air-quality issue. Mold that has been feeding for years can soften the wood surface and, combined with rot from the same moisture, weaken the structure. It also releases spores into the air. Our Process: How We Remediate Mold

Step 1 — Free inspection. We document the mold with photos: where it is, how far it has spread, and what the moisture readings say. We also find the moisture source, because remediation without a moisture plan is pointless.

Step 2 — Written estimate. The remediation scope plus the moisture fix — moisture control, drainage, dehumidifier, or encapsulation as needed. Both halves, itemized, no surprises.

Step 3 — Containment. We seal off the work area so spores do not spread into your home while we work. Negative air pressure keeps the airflow going the right direction — out, not up.

Step 4 — Removal. We HEPA-vacuum the affected wood to capture spores, then mechanically remove the mold growth — wire brushing, sanding, or media blasting for heavy growth. Porous material that cannot be cleaned, like fallen insulation, gets removed and hauled out.

Step 5 — Treatment. We apply an antimicrobial treatment to the cleaned wood to kill what remains at the microscopic level. This is not paint — it is a treatment that leaves no food source behind.

Step 6 — Fix the moisture. This is the half that matters most. Drainage, vapor barrier, sealed vents, dehumidifier — whatever the inspection showed. The space gets dry and stays dry.

Step 7 — Verify. We re-check moisture readings, confirm the space is drying, and show you before-and-after photos.

What We Will Not Do

We will not just spray something and call it done. Fogging a crawl space with a chemical and leaving the moisture kills the visible mold and leaves the cause — it comes back. We will not paint over mold with "mold paint" and pretend the wood is clean — paint over active growth traps moisture and hides the problem. And we will not scare you with horror stories to upsell an encapsulation you do not need. If the mold is minor and the moisture fix is simple, that is what we will quote.

After Remediation: Keeping It Gone

Mold does not return to a dry crawl space — it cannot, because it needs moisture to grow. That is why the moisture fix is the real remediation. Keep the dehumidifier running, keep the vents sealed, test the sump pump yearly, and peek in once a year. Do that, and the mold we removed stays removed. If you ever see new growth, call us — something changed with the moisture, and we will find it.

A Note on Testing

Some companies push expensive mold testing before they will quote. For most crawl spaces, testing is unnecessary — if you can see mold on the wood and the space is damp, you know what you are dealing with. Save the testing money for the fix. The exception is a real estate transaction where a buyer or lender requires documentation; in that case we will work with whatever the transaction needs.

Is the mold in my crawl space dangerous?

We are not doctors, so we will not diagnose health effects. What we can tell you: mold releases spores into the air, and crawl space air rises into your home. Can I just spray bleach on crawl space mold?

Bleach kills surface mold on hard, non-porous surfaces, but wood is porous — bleach does not reach the roots, and the water in it can feed regrowth. Proper remediation means physical removal plus fixing the moisture. Bleach alone is a temporary cosmetic fix.

Will the mold come back after remediation?
